Login Portal to Renew Electronically
Renewals for licenses/registrations with the South Carolina Residential Builders Commission for 2025-2027 are now open. Licenses/Registrations must be renewed by June 30, 2025.
To access the renewal software, you must have a valid email on file with the Commission. If you do not currently have an email address on file with the Commission or you need to change your email address, please email the Commission at contact.RBC@llr.gov with your name, license/registration number, last 5 digits of your social security number or FEIN number and your current email address.
- If you do not have your UserID, please click here to request this information be sent to the email on file with the Board.
- If you have your user ID but need to reset/recover your password, please click here and a link to reset your password will be emailed to you.
All licenses/registrations must be renewed separately by license credential number; however, the online renewal application process features a proxy payment link. This will enable the licensee to email a link to a third party for payment. For privacy and security purposes, the third party will only have access to information such as name, license type and number and payment amount. The licensee is responsible for following up with the proxy to ensure payment is made timely for their renewal.

Surety Bond:
Prior to accessing the online renewal software, a surety bond must be on file with the Commission. If your surety bond has expired or will expire on or before July 1, 2025, you may submit your Bond Continuation Form via Document Submission. The original surety bond must be submitted with the Surety's signature, Principal's signature, a visible surety company seal, and the Power of Attorney document attached to the form. Docusign is not an acceptable form of signature. If the original bond is already on file, please submit the continuation certificate.
Fees:
Residential Specialty Electrical/Plumbing/HVAC licenses renewed on or before June 30, 2025: Fee is $220
Renewals postmarked after June 30, 2025, will have late fees applied as follows:
- July 1, 2025 – June 30, 2026: Late Fee $50 + Renewal Fee $220 = $270
- After June 30, 2026, you must reinstate with a fee of $480 ($220 renewal fee + $260 reinstatement fee).

Classification Changes
If you intend to change your classifications, this must be completed prior to renewing your registration. Classification changes are only accepted at renewal. If you do not have three classifications, you may add an additional classification at any time.
- To change your classifications, please provide the Change of Information Request Form + Specialty Contractor Experience Affidavit/Reference letters for the requested classifications(s).
Fees
Residential Specialty Registrations renewed on or before June 30, 2025: Fee is $100
Renewals postmarked after June 30, 2025, will have late fees applied as follows:
- July 1, 2025 – June 30, 2026: Late Fee $20 + Renewal Fee $100 = $120
- After June 30, 2026, you must reinstate with a fee of $290 ($100 renewal fee + $190 reinstatement fee).
Licensee in Responsible Charge
Your resident Licensee in Responsible Charge must renew their license/registration and submit their affidavit prior to renewing your Certificate of Authorization. Your resident licensee in responsible charge will receive an email with a link to the affidavit form and how to upload it via document submission. Once they have completed the necessary steps you will receive an email notification that you may go online and renew the Certificate of Authorization.

Fees
Certificate of Authorization renewed on or before June 30, 2025: Fee is $100, after June 30, 2025 you will be required to reapply.
Licenses renewed by June 30, 2025 are $270. After June 30, 2025, licenses must be reinstated.
Licenses renewed by June 30, 2025 are $250. After June 30, 2025, licenses must be reinstated.
